Resident Life

  • What are my options for paying my rent?

    You may pay with a check, money order, or cashier’s check. We have a rent dropbox outside of the office if paying after hours. You may also submit a payment online through your resident profile.

  • Am I required to purchase renter's insurance? If so, what is the fee?

    Yes, we have a $100,000 personal liability requirement for renters insurance. The office needs to be listed as the additional interest on this policy as well.

  • What happens if a resident is locked out of their apartment?

    You may contact the office and our onsite maintenance will assist you during office hours. If you are locked out after hours, you will need to call the after hours number, 971.343.1186

  • How do I submit a maintenance request?

    You can submit a maintenance request through your online portal.

  • Do you have on-site maintenance?

    Yes, we do have on-site maintenance M-F!

  • What is the guest policy?

    Resident(s) and occupant(s) not listed in the lease must not stay in the dwelling for more than 7 consecutive days without Landlord’s prior written consent, and no more than twice that many days in any 12 month period of time.

  • How do I pay for electricity and water?

    Electricity is paid through Portland General Energy and the other utilities are billed back through our Conservice program. Conservice bills will start 2 months after you move in.

  • Do I need to sort recycling and garbage?

    Yes, we have a container for cardboard onsite.

Application Process

  • What other relevant fees or charges should I know about?

    There are no other fees besides rent and utilities.

  • Are there any move in charges?

    Our deposit starts at $600 upon an approved application and the application fee is $14/person.

  • If I want to hold an apartment, how do I do that?

    After an application is submitted, we can hold an apartment for 3 business days.

  • Do you accept a shorter lease term?

    We offer 4 and 6-month leases for the initial lease term.

  • How long does it take for an application to be approved?

    Typically 1 – 3 business days but can vary depending on individual screening.

  • What are the application criteria?

    6 months of valid verifiable rental history, at least 2 credit accounts established for 1 year in good standing, Income must be 2.5 times the monthly stated rent.

  • Is smoking allowed?

    No, this is smoke free property.

  • Do you have storage units available?

    No, we do not have storage units.

  • Do you offer bike storage?

    Yes, we have bike racks.

  • What are your pet fees? Are they refundable?

    Our pet deposit is $400 and we charge $35/mo for pet rent.

  • Is your property pet-friendly?

    Yes, we are pet-friendly!

  • What amenities do the apartment include?

    We have a playground, washer and dryers in select apartments, laundry facilities onsite, and pet stations around the property. We also recently renovated all apartments within the last year.

  • What is the parking fee?

    We do not charge a parking fee. Each apartment comes with one free parking space.

  • Is there parking available?

     Yes, there is plenty of parking available!
